A DSCR loan qualifies the property, not you. There are no tax returns, no W-2s and no debt-to-income calculation on your personal finances. The lender asks one question: does the rent cover the payment?

How it works

The ratio is the whole test

Debt service coverage ratio is the property's monthly rent divided by its monthly payment including taxes, insurance and any association dues. At 1.0 the rent exactly covers the payment. Most lenders want to see 1.0 or better, some will go below with a larger down payment, and stronger ratios earn better pricing.

Rent is established by the appraiser

The appraisal includes a market rent schedule, and lenders generally use the lower of actual rent and appraised market rent. A property rented below market to a long-term tenant can therefore qualify on the higher market figure — worth knowing before you assume a below-market lease disqualifies you.

You can usually close in an LLC

Most DSCR lenders will lend to an entity, which conventional financing generally will not do. For investors building a portfolio with liability separation, that alone is often the deciding factor.

The honest part

DSCR loans price higher than conventional financing and usually want twenty to twenty-five percent down. Many carry prepayment penalties in the early years, which matters a great deal if you intend to sell or refinance quickly. If you can qualify conventionally, conventional is normally cheaper — DSCR earns its keep when you cannot, or when the speed and entity flexibility are worth the spread.

What DSCR ratio do I need?

Most lenders look for 1.0 or higher, meaning rent covers the payment. Some will go below 1.0 with a larger down payment, at higher cost.

Do DSCR loans check my income?

No. There are no tax returns or personal debt-to-income calculation. Credit and reserves still matter, and so does the property.

Can I buy in an LLC with a DSCR loan?

Yes, that is one of the main reasons investors use them. Conventional financing generally requires you to hold title personally.
