Texas cash-out is its own animal
Texas writes home equity lending into its constitution. A cash-out refinance on a Texas homestead falls under Section 50(a)(6): it caps your combined loan at eighty percent of value, limits what the lender can charge in fees, imposes a twelve-day cooling-off period before you can close, and once a loan is a 50(a)(6) it carries that character permanently. Lenders who work Texas occasionally get this wrong. It is worth working with someone who does not have to look it up.
One of the heaviest VA states in the country
Between Fort Cavazos, Joint Base San Antonio, Fort Bliss and a very large veteran population statewide, VA financing is not a niche product in Texas — it is a mainstream one. Zero down, no monthly mortgage insurance, and a funding fee that disappears entirely for veterans with a service-connected disability rating. If you have the entitlement, it is usually the strongest loan on the table.
